
Troubleshooting
The following are trouble shooting instructions to help you provide better care for the leased space and to avoid charges for unnecessary service calls. Please note that electrical service connection should be done by a qualified electrician.
Electrical
If the lights do not work…
- 
Is the unit hooked up to 220 volts with proper size wire? 
- 
Was the electricity hooked up by a qualified electrician? 
- 
Is the main breaker on at the breaker panel? (certain types of breakers appear to be on but are off). 
- 
Switch fully off and then back on again. 
Some lights come on, some do not…
- 
Check all switches. 
- 
Check bulbs which may have loosened in transit. 
- 
If bulbs are in good condition and still do not work, please call for service. 
All fluorescent lights are flickering…
- 
Change one bulb at a time by removing and installing a new bulb. 
- 
If it does not cure the problem, please call for service. 
No power in one of the receptable…
- 
Check the GFI receptable in the bathroom, reset if tripped. 
- 
Check breaker at the panel box. If breaker is on there is no power, please call for service. 
Breaker keeps tripping in one of the receptables…
- 
Are there too many cords plugged into the same receptacle, causing an overload in the circuit? 
Hot Water Heater
- 
Hot water heater must be filled with water before electricity is turned on. 
- 
If hot water heater is not working once filled, check on/off switch on the heater and check the breaker in the electrical panel box. 
Air Conditioning
Air conditioning filters must be changed every 30 days. (In dusty environments it needs to be changed every week. The customer will be responsible for any damages or service calls as a result of not changing the filter per the required schedule.

Thermostat must run on AUTO and under 78 degrees in order to prevent mold. Never run just the fan.
Central Air conditioner (Mounted on the front the building)

AC does not operate…
- 
Is the voltage correct? (220V) 
- 
Is the hookup done properly? 
- 
Are the loose wires visible? 
- 
Check safety switch located outside, adjacent to the AC. 
- 
Check fuses in the safety switch box. 
Note: Only certain AC models have internal fuses.
AC is running, but no air is coming out of diffusers…
- 
Open ceiling diffusers and/or registers 
- 
Make sure there are no obstructions in the air louvers or grills. 
- 
Make sure the filter is clean. 
Instructions for changing central AC filter on wall mount board
- 
Turn thermostat to off position. 
- 
Turn power off at the main panel box 
- 
Remove service door (central panel) located on front of building. 
- 
Slide old filter out and put in the new one. 
- 
Replace service door. 
- 
Turn power on at the main panel box. 
- 
Turn on thermostat and set as desired under 78 degrees. 
-

Note: Water dripping outside is normal, especially in very hot and humid weather conditions.

Failure to comply with lease terms.

As mentioned, the responsibilities of the tenant and MBSI are detailed in the lease. Failure to meet these terms will result in action being taken (in accordance with Florida state laws) to force compliance or terminate the tenancy.

Alterations
Customer agrees that absolutely no alterations shall be made to the unit without the express written permission of MBSI. All alterations if approved shall be completed in a workmanlike manner by a licensed professional with insurance and complying with all Florida State and City municipal building codes. At the end of the lease, the customer must restore the modular space to its original condition.
